The Swift Run Gap entrance to Shenandoah National Park is 15 minutes away with some of the best hiking on the east coast. JMU and everything else in Harrisonburg is 18 minutes away, and there are several breweries, wineries, and restaurants within 15-20 minutes of the house. - Red Oak Manor is pet friendly! We allow up to 4 pets with a $200 pet fee (total, not per pet or per night). - We provide our guests $1500 of coverage for accidental damage to the property or its contents. The cost of this is already embedded in the cleaning fee. - Massanutten offers hiking, skiing, snowboarding, tubing, swimming, dining, spa, ropes course / zip line, golfing, go carts, mini golf, and much more. - There are two driveways plus some parallel parking spots in front of the house. Altogether, the property can accommodate around 10 vehicles - Wifi is fast with a strong signal throughout the house and decks. Seven of the nine bedrooms, plus the downstairs living room and the downstairs theater room, feature a smart TV where you can access all the main streaming services. - We provide a fully stocked coffee bar with multiple coffee drip and Keurig options - Guests can enjoy community pool access in the summer season for a $6 per person fee. - Linens and towels provided - Pack n play, high chair, kid dishes/utensils, and baby monitor provided - We do require a separate rental agreement, which we will send a link to e-sign after you book. There are no additional fees beyond those listed here. Lastly, this property is located within an HOA that requires the community rules to be posted here, so here are those rules: WELCOME TO MASSANUTTEN! This home is in a private residential neighborhood and is part of the Massanutten Property Owners Association (MPOA), governed by its rules and regulations. There are rental homes in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, second-home owners and other guests enjoying their retreat. NOISE • Quiet hours: 10:00 PM - 7:00 AM. • Keep noise indoors during these hours. • No excessive noise at any time, as judged by MPOA or its assigned agents. PARKING • Keep all tires off the road. • Don't block fire hydrants or park in front of another property without written approval from your host. • Park only in designated areas or overflow lot (4007 Peak Dr., Massanutten, VA 22840) • No buses, campers, or RVs to be parked at homes or on roads. Overflow lot is available with written approval from your host. OUTDOOR FIRES • High wildfire risk area! • No open fires. • No unattended fires. • No firepit use during quiet hours (10:00 PM - 7:00 AM). • Firepits and grills may be restricted during local emergency conditions, check MassanuttenVillage(dot)com or electronic sign at entrance for updates. ALCOHOL No open containers on roads or in common areas. PETS • Leash always required when outside. • Clean up after your pets. TRASH • Do not place garbage/trash outside, including screened-in porches, decks or carports. Trash attracts wildlife, which could endanger you and damage the property. • Dumpsters are located at 4003 Peak Dr., Massanutten, VA 22840

House Rules

Tips for a Happy Hot Tub - Be sure to unclip the hot tub cover before removing it. Please do not put anything besides people in the hot tub (like mulch or toys). - If the water level doesn’t cover the jets, you can use the hose to add water. Please disconnect the hose when done, especially in cold weather when it could freeze. - Always put the cover on the hot tub when not in use - this keeps the hot tub warm & filled with water. Using the plastic clips helps keep it from blowing off. - For safety reasons, please don’t add chemicals to the hot tub yourself. If the water looks murky or has a smell, let us know, and we'll have our hot tub expert come by to treat it. - Do not drain the hot tub. - There's no need to turn off the hot tub. It may run the jets on low periodically to circulate water through the filter—that’s totally normal. - Use plastic drinkware around the hot tub. Other rules: - Please respect our neighbors! If you are disrespectful / loud and asked to vacate, there will be no refund. Also, quiet hours are from 10PM to 8AM. - No candles, fireworks, or open fires (except at the provided firepit, if applicable) - No refunds due to weather

We had an amazing stay at this rental! The place was absolutely perfect for a group of friends to hang out and socialize. It’s huge, gorgeous, and packed with amenities. The game room was super cool and kept everyone entertained, and the theater room was massive — definitely a huge hit with our group. The speakeasy area made for some gorgeous photos, and the beds were super comfy after long days of fun. The sauna was top-notch and such a relaxing touch. Highly recommend this place — it truly has everything you could want for a memorable getaway! We will all be returning together and possibly on our own with other family and friends! Thank you for being a great host!

we enjoyed our stay here! The home is absolutely beautiful and so so so much space! We genuinely felt like we were at a resort, and there was nothing missing from the home to impact our experience! The hosts are incredibly responsive!

We stayed a week for the holidays 4 of July with my family. The house is clean and big as well as in the photos. It had everything we needed. Great space and we enjoyed every place in the house all comfortably. He exceeded all expectations. I would love to come back again.
